Guest Parking is by Permit Only

As you may have noticed, the previous "guest only" parking signs have been removed and replaced with an updated version. Starting on March 15th, any vehicle parked in a guest space must have a virtual parking pass. You will find instructions on how to obtain a pass written on the sign at the parking space. Text the vehicle's license plate number to (239) 309-0722 and follow the prompts.
We have arranged for a roving patrol to randomly canvas the community throughout the day to enforce the parking rules. Vehicles without a valid parking pass may be subject to tow. The patrol will document any infraction to include the date, time, location, and photos.
Here are a few things that you should know regarding guest-only parking spaces:
15 of the 56 parking spaces controlled by the HOA have been marked for guest parking only, representing about 25% of the total number of spaces.
All vehicles should be parked head first.
Unit owners or tenants can request virtual passes.
The system will not issue passes for more than 14-days in any 30-day rolling period.
We have not numbered the guest spaces. Therefore, a vehicle with a valid guest pass can park in any space labeled as guest-only.
Unit owners or their tenants are not allowed to park in guest-only spaces. The system will automatically reject such requests.
Any space that is not guest-only remains first-come, first-serve. There are no limits in our documents on how long residents may park a vehicle in the same spot. As a reminder, street parking is not permissible. Vehicles caught in violation will be towed.
As we continue to step-up our efforts to improve the community's parking situation, I would encourage all of you to refresh yourselves with our parking policies by reading section 11.15 of the Declaration of Covenants, Conditions, and Restrictions. Remember, we have about one parking space for every four units in this community with little to no opportunity to add more parking. Please be considerate of your neighbors by utilizing your garage and driveway before using any other parking space.
Finally, all residents are required to register their vehicles with the association. We are past the deadline. Failure to do so could result in fines.
